Keith's Model 1070

Model 1070 was iconic of Walter J. Keith's Craftsman architecture. Keith’s offered a two-story and a one-and-a-half story plan (but he used the photograph of the smaller home throughout).

This is the two-story plan, as there are windows in the second floor bed chambers ( click the picture to enlarge it). This version comes from Walter J. Keith's Portfolio of Practical Homes, 1920. This plan is very similar to the floor plan of Sears, Roebuck's Model No. 124 kit home, which was sold from 1911-1918. Sears did buy plans from popular architects of the day, but so far I've found no evidence documenting any relationship between the firms.

This catalog (available for download at the Internet Archive), shows an example of the itemized bill of materials which accompanied Keith's working drawings. Keith's homes were not "kit houses", but this detailed shopping list gave the builder a big head start.

This is the one and a half story plan, from Keith's House Plans (172 Plans, Cottages and Bungalows), Volume 2, by Walter J. Keith, 1915 (accessed at the NY State Library).

Hatcher House combines the layout of the two-story plan with the back porch addition of the one and a half story version. It also includes elements seen in other designs, like a larger dormer and the decoration on the porch pillars. Keith's architects offered such customization services.
